Write Better Listing Descriptions in Half the Time With AI

Writing a compelling property listing description used to take 30–45 minutes. With AI, it takes 8 minutes: 3 minutes to write a good prompt, 30 seconds for the output, and 5 minutes to review, fact-check, and personalise. That’s not cutting corners — that’s using a smarter workflow. But there’s a right way and a wrong way to do it. Both produce fast results. Only one keeps you compliant.


The Compliance Rule — First, Before Anything Else

In 2024, a prominent Australian real estate agency used ChatGPT to write listing descriptions. One listing referenced nearby schools that didn’t exist. The error made it through to publication — a breach of Australian Consumer Law, which prohibits misleading representations in property advertising. The incident attracted media attention and served as a cautionary tale for every agent considering AI-assisted copywriting.

This isn’t a reason to avoid AI. It’s a reason to use it correctly.

The rule: AI writes the words. You check the facts.

Before any AI-generated listing goes live, verify:

  • School zones — use your state’s official school zone finder, not AI guesses
  • Public transport access — actual routes, actual distances, actually served
  • Any proximity claims — “5 minutes to the CBD” needs to be true
  • Recent renovations — match the prompt exactly to what was done; don’t let AI embellish
  • Council zoning, flood zones, easements — never from AI, always from official sources
  • Price or value representations — never AI-generated, always your professional assessment

AI is your first draft. You are the compliance check. That’s the professional workflow.


The Listing Description Prompt Formula

The quality of the output equals the quality of your input. Vague prompt produces generic description. Specific prompt produces specific, compelling copy.

Here’s the core template:

Write a compelling real estate listing description for an Australian 
property with these details:

- Property type: [house / unit / townhouse / acreage]
- Bedrooms / bathrooms / parking: [X bed, X bath, X car]
- Key features: [list 5–8 specific features — e.g., "ducted AC, stone 
  benchtops, north-facing backyard, original hardwood floors, 650m² block"]
- Location highlights: [suburb, walkability, nearby amenities — ONLY 
  include what you can verify]
- Target buyer: [young families / downsizers / investors / first home buyers]
- Tone: [prestigious / warm and family-friendly / investment-focused / lifestyle]
- Length: [short 80 words / standard 150 words / long 250 words]

A filled-in prompt for a family home in Brisbane’s inner north:

Write a compelling real estate listing description for an Australian property:
- Property type: Queenslander house
- Bedrooms/bathrooms/parking: 4 bed, 2 bath, 2 car
- Key features: wraparound verandah, polished timber floors throughout, 
  renovated kitchen with stone benchtops, ducted AC, 620m² block, 
  established garden with in-ground pool
- Location highlights: Paddington, 4km from Brisbane CBD, flat walk 
  to Latrobe Terrace cafés [VERIFIED]
- Target buyer: young families and upsizers
- Tone: warm and lifestyle-focused
- Length: standard 150 words

A realistic output:

Seamlessly blending classic Queenslander character with modern family living, this four-bedroom home is everything upsizers dream of — and rarely find this close to the city.

Polished timber floors, a wraparound verandah, and soaring ceilings speak to the home’s heritage, while a beautifully renovated kitchen with stone benchtops and ducted air conditioning throughout make it entirely contemporary in comfort.

Four generous bedrooms, two bathrooms, and a double lock-up garage serve the practical side of family life — and the established garden, with its in-ground pool, handles the rest.

Walk flat to Latrobe Terrace, Brisbane’s CBD within 4km, and Paddington’s much-loved village feel right on your doorstep.

Read it. Fact-check it. Add one specific detail only you know — a particular morning light, something a vendor mentioned about the neighbourhood, a renovated item not listed. Then it’s yours.


Prompt Variants for Different Property Types

Investor-focused (inner-city unit):

Add to the core prompt: “Focus on rental yield potential, low maintenance, proximity to transport, and investor-relevant details like body corporate fees and vacancy rates in the suburb. Tone: numbers-confident, professional.”

This shift in instruction produces copy that leads with yield rather than lifestyle — a completely different register for a completely different reader.

Prestige (lifestyle suburb, premium home):

Add: “Tone: aspirational and evocative. Lead with lifestyle, not specifications. Use sensory language — light, space, quiet, outlook. Don’t list features; paint a picture.”

AI responds remarkably well to this instruction. The output reads differently — less informational, more experiential.

First home buyer (entry-level):

Add: “Tone: welcoming and optimistic. Emphasise what makes this achievable and liveable — the community, the opportunity, the potential. Don’t oversell — undersell and over-deliver.”

Entry-level buyers are nervous. The copy that converts them is warm and honest, not superlative.

Acreage and rural:

Add: “Australian rural lifestyle context. Mention land size, water infrastructure, outbuildings, and the self-sufficient lifestyle angle. Tone: practical and aspirational — space, privacy, possibility.”

Match the tone to the target buyer, not the property. AI is excellent at shifting register when you tell it who’s reading.


Listing Headlines and Taglines

The headline is the first thing a buyer sees on realestate.com.au or Domain. Most listing headlines are either generic (“4 Bedroom Family Home”) or clichéd (“Dream Home — Must See”). AI can do better.

Write 5 headline options for a real estate listing for a [property type] 
in [suburb].
Target buyer: [description].
Each headline: under 10 words.
Mix emotional and factual angles.
Do not use clichés like "Dream Home," "Must See," or "Rare Find."

For the Paddington Queenslander above, realistic output might be:

  1. Where Queenslander character meets modern family comfort
  2. 4km from the CBD. A world away from it.
  3. The Paddington Queenslander families move to stay
  4. Timber floors, verandah, pool — and 4km to the city
  5. A family home that earns its keep on weekends

Pick the strongest. Test variants where the platform allows. Option 4 is specific and visual; option 5 is unexpected. Unexpected headlines get more clicks than expected ones.


The Time Savings, Honestly

Here’s what the 8-minute workflow actually looks like:

  • Prompt preparation (filling in property details): 3 minutes
  • AI generation: 30 seconds
  • Fact-check (school zones, distances, claims): 3–5 minutes
  • Personalisation (adding your local knowledge): 2 minutes
  • Total: ~10 minutes

That’s against 30–45 minutes before. You’re not removing the craft. You’re removing the blank page. The 10 minutes of editing and fact-checking is where your expertise still lives — and where the output becomes genuinely yours rather than generic AI copy.
