Run this 48 hours before every open home to generate a property-specific prep checklist.

Include these sections:
1. Inside presentation (room by room)
2. Outside and garden presentation
3. Staging and atmosphere checklist (lighting, scent, temperature)

Include questions about:
- Price guide and comparable recent sales

⚠️ Before using the Q&A at the open home:
- Verify all school zone references (state school zone finder)

- Confirm comparable sales against your agency data (not AI estimates)
- Check property history for accuracy
Component 3: Door Greeting Script Template
Memorise the structure; adapt the words to your natural voice.
Write a warm, professional 4-sentence greeting script for an agent
at the door of an open home for a [property type] in [suburb].
It should:
- Welcome the visitor genuinely (not "welcome, feel free to look around")
- Invite them to sign in naturally
- Set context (you're available for questions as they look)
- End with one open question that identifies their situation

Tone: confident, approachable, feels like a person not a script.

Downsizer:

Tone: respectful, unhurried. Under 40 words.
Component 5: Hot Buyer Follow-Up Template
For buyers who showed clear interest during the open home. Send within 2 hours.
Write a follow-up email to a buyer who attended my open home today
and showed strong interest in [property address / type].
They specifically asked about [their question or concern — fill in from your notes].
They mentioned [relevant detail — e.g., "they're pre-approved and looking to move quickly" /

Tone: warm, responsive, action-oriented.

Propose a clear next step (second inspection, contract review, etc.).
Under 120 words.
Component 6: Warm Buyer Follow-Up Template
For buyers who were interested but had hesitations or are earlier in their search. Send within 4 hours.
Write a follow-up email to a buyer who attended my open home at
[address] today. They seemed genuinely interested but had some
hesitation about [their specific concern — e.g., the price relative
to comparable properties / the size of the outdoor area /

Component 7: Cool Buyer / Pipeline Follow-Up Template
For attendees who browsed but showed no strong interest. Keep in pipeline — don’t chase. Send within 24 hours.
Write a brief, warm follow-up message for an open home attendee
who seemed to be early in their search or was not actively engaged
with this particular property.
Keep it genuine and short. Thank them for attending.
Offer to notify them when new properties matching their criteria come to market.
Under 60 words. No sales pitch.
Component 8: Feedback SMS Template
Ask for honest buyer feedback — useful for vendor update conversations and re-engagement.
Write a brief, friendly text message asking an open home attendee
for honest feedback on the property.
This is NOT a sales message — genuinely curious about their impression.
Tone: casual, like a message from a real person you met.
Under 40 words. End with a question that invites a genuine answer.
When to send: 24–48 hours after the open. Send to all attendees who gave you their mobile number. The replies — even negative ones — are useful data for your vendor update conversation.
Bonus: Post-Open Vendor Debrief Prompt
After the open home, generate a structured vendor update using this prompt:
