Paragraph 2: What this means for sellers right now (2–3 sentences)
Paragraph 3: What this means for buyers right now (2–3 sentences)
Final sentence: One forward-looking note — what to watch in the next 90 days.

Under 250 words total.
Do not use the phrases "in today's market," "challenging conditions," 
or "unprecedented." Plain, specific language only.

After generating:

  • Every statistic in the output matches your worksheet exactly
  • No speculative claims about future price movements
  • No statements that could constitute financial advice
  • Readable by someone who doesn’t work in real estate

Component 3: Personalised Vendor Update Prompt

Write a personalised market update email for a vendor whose property 
at [address] has been listed for [X] weeks at $[price].

Current suburb market context: [paste 2–3 most relevant data points 
from your suburb report — e.g., "median days on market in [suburb] 
is currently 34 days, up from 22 days 12 months ago. Clearance rate

The vendor's current situation or concern: [describe — e.g.,

  • Word count is under 100 — if longer, regenerate with “be concise”
  • No investment advice language

Component 5: Email Subject Line Options (6 Variants)

Run this prompt to generate subject lines for each report type:

Write 6 email subject line options for a real estate market update

Two subject lines for each approach:
1. Data-led (mentions a specific number or metric)
2. Narrative-led (describes the market in one phrase)
3. Personalised (sounds like it's written for the recipient specifically)

Under 50 characters each. No clickbait. No "you won't believe" language.

  • Comparable sales are verified (not AI-generated examples)
  • No figures provided without a source you can cite if asked
  • All percentages calculated from actual data (not AI estimates)
  • No statements that could constitute financial, investment, or tax advice
  • No price predictions or future value claims
  • Vendor update does not contain price adjustment recommendation (deliver in person)
  • Content consistent with your agency’s marketing compliance guidelines
  • No misleading representations about market conditions

Quality

  • Report is readable by a non-industry person
  • No industry jargon unexplained
  • Agent has personally reviewed (not just the AI output) before sending
  • Personalised vendor update reflects the actual vendor’s situation
